The Project

Flex Academy is a 42,000 sq. ft. educational facility for KCCS. It supports the society's hybrid campus and online learning programs and is intended as a flagship K-12 facility designed to accommodate 500 students.

The building also has a second purpose. It will also serve as an international teacher-training hub, so it had to support students and educators in the same space.

A facility with that many uses depends on getting the planning right early. The layout, budget, and design decisions must support how the school will operate once it opens.

CLEARLINE'S ROLE

Clearline provided our pre-construction services. This is the phase where a project's cost, buildability, and schedule are largely decided.

For a school, that phase includes:

  • Drawing review and coordination, so conflicts and gaps are found before they reach the site
  • Constructability input, so the design can be built efficiently and within budget
  • Budget and cost guidance, so the owner makes decisions with realistic numbers
  • Planning for the construction phase, so the project enters the field coordinated and ready to build

An educational facility has to meet a community's needs, a fixed budget, and often a fixed opening date. Working through those constraints before construction begins protects all three.

THE VALUE OF PRE-CONSTRUCTION

Pre-construction work has value at any stage of the build. The decisions made in this phase set the cost ceiling and risk profile for everything that follows.

For KCCS, Clearline's involvement means the Flex Academy design was reviewed through a builder's lens before construction. The owner had clear numbers and a coordinated drawing set.

This is also the second KCCS project Clearline has worked on. The first was a temporary classroom addition on the same school site, completed in Q2 2025.
